Transfer tax
Yonkers charges its own real estate transfer tax of 1.5% of the selling price, paid by the seller; co-op sales are exempt and no tax is due on sales of $25,000 or less.
For investors: Price a Yonkers sale with the city's 1.5% added to the state's 0.4% seller transfer tax, which matters when an investor later exits a rental. Buyer and seller must both file the city return, even on a transfer where no tax is due.

The Yonkers transfer tax is due within seven days after the deed is delivered and before it is recorded; late payment adds an 8% penalty for the first month plus 1% for each later month.
For investors: Recording at the Westchester County Clerk follows the city's stamped receipt, so the Yonkers filing belongs on the closing checklist. The city asks for 48 hours to process receipts and takes the return and receipt forms by email.

Mortgages on one- or two-family homes in Yonkers carry a 1.8% recording tax, less $30, versus 1.3% elsewhere in Westchester; for mortgages of $10,000 or less the Yonkers rate is 1.5% instead of 1%.
For investors: That half-point gap over the rest of Westchester belongs in the closing budget of every Yonkers purchase loan, and a refinance that records new mortgage debt on a Yonkers rental pays the higher rate again.
