Short-term rentals
Macon-Bibb requires an annual short-term vacation rental permit, applied for under oath through the Tax Commissioner with a sworn code compliance form, proof of ownership and proof of insurance covering short-term rental use.
For investors: Ask your insurer for a policy or endorsement that names short-term rental use before applying, because that proof goes in with the paperwork. Once approved, the permit number and the holder's name must appear in every Macon-Bibb listing and advertisement.

Operating a Macon-Bibb short-term rental without a permit draws a $500 fine, $750 for a second violation within 12 months and $1,000 for later ones in that window, and the code bars waiving them.
For investors: Permits cannot be transferred to another person or address, so buying a Macon house that already hosts guests means filing a fresh application. Leave time for approval before the first booking, since one unpermitted stay can cost $500.

Macon-Bibb also levies a per-night occupation tax on short-term rentals: $3 per rental night, $1.50 for stays of seven or more days paid in one payment, and nothing under written agreements longer than 30 days.
For investors: Returns go to the Tax Commissioner at least quarterly, so keep booking records showing each stay's length and payment terms. A written lease beyond 30 days avoids the charge, unless it ends inside its first 30 days, when $3 a night applies retroactively.

Macon-Bibb's 8% hotel-motel excise tax applies to room charges, its short-term rental rules make hosts liable for it, and returns and payment are due to the Tax Commissioner by the 20th of the next month.
For investors: With the nightly occupation tax, a Macon host files on two schedules: monthly for the 8% levy and at least quarterly for the per-night charge. Confirm which of these your booking platform actually remits before assuming either is handled.
