Short-term rentals
Sunnyvale Chapter 19.76 allows only hosted short-term rentals: the home must be the host's primary residence, where the host eats and sleeps while lodgers are present; unhosted stays are banned.
For investors: Sunnyvale rules out buying a second home for nightly guests, so an investment purchase should pencil on monthly or annual leases. An owner-occupant can still rent rooms, which helps a house hack before the home turns into a full rental.

Sunnyvale bars short-term rentals in ADUs approved on or after January 1, 2020 and in dual urban opportunity units built under Chapter 19.78; an older ADU qualifies only while the host lives on the lot.
For investors: Building a new ADU or lot-split unit in Sunnyvale for nightly income is off the table, so value it on long-term rent. Every listing also needs city registration and the approval number printed in each advertisement.

Sunnyvale caps each hosted short-term rental at four overnight lodgers a night, not counting accompanied children, and lets lodgers use one side of a two-family dwelling only when the host lives in the other side.
For investors: An owner-occupied Sunnyvale duplex can earn short-stay income from its second unit, with no more than four lodgers besides accompanied kids. Once the owner moves out, that unit must switch to leases longer than 30 days.

Sunnyvale's transient occupancy tax is 12.5%; Airbnb collects and pays it for stays booked there, while hosts on other platforms register with Finance and remit monthly by the last day of the following month.
For investors: A Sunnyvale host listing on several sites must still file monthly returns for the non-Airbnb bookings. Three or more separate listings for rooms or spaces also require a city business license on top of the one-time registration fee.
