Short-term rentals
Mobile's code defines a short-term rental as a stay under 180 consecutive days and requires a separate city business license for each rental location, with that license number on every ad or listing.
For investors: A Mobile duplex or fourplex whose units rent separately needs only one license for the structure, not one per unit. Business licenses also reach the police jurisdiction outside city limits at half the scheduled rate, so a nearby county address may still owe Mobile.

Each Mobile short-term rental must post a local responsible party who answers calls 24 hours a day during every stay, and a manager who is not the owner needs a separate city business license.
For investors: Mobile's license schedule also says property managers, including anyone renting a short-term rental for an owner, must hold an Alabama Real Estate Commission broker's license, so confirm a co-host's broker and city licenses before handing over keys.

Ordinance 34-004-2025 set Mobile's lodging tax, which expressly covers short-term rentals, at 10% inside city limits and 5% in the police jurisdiction; stays of 180 continuous days or more are exempt.
For investors: The state's rate report dates the current 10% to June 1, 2025, so pro formas built on older Mobile figures understate guest taxes. Properties just outside city limits but inside the police jurisdiction pay half the city rate, a real edge for nightly pricing.

Alabama's October 2026 lodgings report adds Mobile County's 2% and the 4% state rate to the city's 10%, for a 16% general lodging tax on stays inside Mobile city limits.
For investors: Mobile's stack carries no flat per-room nightly fee, which favors lower-priced units and longer weekly stays. Confirm the county 2% is set up in your booking platform, since the state report lists it as a separate levy the county administers itself.
