Short-term rentals
Lakeland rentals to guests for six months or less owe Polk County's 5% tourist development tax, which the owner collects and remits to the Polk County Tax Collector monthly, delinquent if unpaid by the 20th.
For investors: Polk holds owners and any property manager or operator responsible for collecting from guests, so settle in writing who files before the first booking. Add the 5% county tax and the state sales tax to every Lakeland quote rather than absorbing them.

Each Lakeland short-term rental needs a Class B Polk County business tax receipt after the state DBPR license; a home rented three or fewer times a year, 30 days or less each, needs Class A.
For investors: This receipt sits alongside the tourist tax account, so a Lakeland vacation rental has two county registrations before the first guest. A long-term rental owner, by contrast, needs no county receipt for each leased house, only one for an office where the rental business runs.
