Short-term rentals
Troy's zoning ordinance, effective July 23, 2026, defines no short-term rental use. The listed use closest to renting out a house by the night is the Bed and Breakfast, which must be owner-occupied.
For investors: With no short-term rental category, plan a Troy purchase around standard leases. A bed and breakfast needs special approval and is allowed only in the R-1A to R-1E, RT, MF, UR and MHP districts, never in the business or office districts.

A Troy bed and breakfast must front a major arterial, the proprietor must live there, guests may stay at most 14 consecutive days and 30 days a year, and rooms get no cooking facilities.
For investors: Section 6.06 also ties the use to the city's Rental Property Code with periodic inspections, requires one bathroom per two guest rooms and 100 square feet per room for two guests. The arterial-frontage rule alone rules out most interior subdivision streets.

Troy's 2026-27 fee schedule charges $1,800 for a special use application plus a $5,000 escrow, the approval route a bed and breakfast needs before it can open.
For investors: The escrow pays for third-party review of the application and sits on top of the $1,800 fee, so a bed and breakfast attempt ties up $6,800 up front. Leasing the same house on a standard lease needs no planning approval.
