Local Rules

Investing in Peachtree Corners: The Local Rules

Short-term rentals

Landlord rules

  • In Peachtree Corners' R-SR senior-oriented residence district, the required homeowners association must cap leasing so that no more than 10% of a community's units are leased by individual owners at any one time.

For investors: Buying into an R-SR community as a rental may mean no lease slot is open when you close, and at least 80% of occupied homes must house someone 55 or older. Read the association's leasing rules and current count before making an offer.

  • Peachtree Corners requires owners of multifamily developments to register a county-resident agent, on call 24 hours a day, with the city's licensing and revenue section before occupancy or within each year's first 30 days.

For investors: An out-of-state owner of an apartment property here needs a Gwinnett-based contact who can accept code violation notices at any hour. Mailed notices count as delivered on the third business day, so a stale contact can let a cure deadline pass unseen.

Property tax

  • The City of Peachtree Corners says it maintains a zero millage rate and imposes no city property tax; owners receive a single property tax bill from the Gwinnett County Tax Commissioner.

For investors: Because the city adds no millage, a rental's tax cost here comes down to county, school and special district levies. Owners who pay without escrow deal with one office and one bill rather than separate city and county statements.

Source: City of Peachtree Corners FAQs, Property Taxes, Oct 2026

  • Gwinnett's 2026 millage table lists 34.5 total mills for Peachtree Corners, including 18.7 school, 6.95 county, 3.2 fire/EMS and 2.90 police, with 0.00 city mills, versus 34.86 in unincorporated Gwinnett.

For investors: The 0.36-mill gap with unincorporated Gwinnett is the county's development and code enforcement levy, which shows as zero for Peachtree Corners parcels. Use 34.5 mills against 40% of market value when estimating a rental's annual tax here.

Tax calendar

  • Gwinnett County's 2026 property tax bills have been mailed and are due November 15; late balances accrue monthly interest, plus a 5% penalty after each 120 days, with penalties capped at 20%.

For investors: Gwinnett says it does not send bills to mortgage companies, so a Peachtree Corners landlord with escrow should still confirm the payment posts by November 15. Penalties stack in 120-day steps on top of monthly interest, so a missed bill grows quickly.

Source: Gwinnett County Tax Commissioner, Deadlines and Due Dates (updated Sept. 10, 2026), Oct 2026

Utilities

  • Basic trash and recycling for Peachtree Corners homes costs $18.85 a month, or $226.19 a year, billed annually on the Gwinnett property tax bill; yard waste and bulk pickups cost extra.

For investors: Since the charge rides on the owner's tax bill rather than a tenant account, count it as a fixed cost of a Peachtree Corners rental. Optional yard waste pickup adds $7.68 a month, so the lease should say who arranges and pays for it.

Source: City of Peachtree Corners, Trash Pickup & Recycle Information, Oct 2026

  • Since January 1, 2018, Peachtree Corners has run its own stormwater utility, charging every property $2.46 per 100 square feet of impervious surface on the annual property tax bill.

For investors: Roofs, driveways and patios count, measured from Gwinnett aerial photography and city permits, so paving a parking pad at a rental raises the fee. The city also publishes a stormwater utility credits manual and credit application for owners who reduce runoff.

Flood zones

  • Peachtree Corners entered FEMA's Community Rating System on October 1, 2020 and holds class 7 on the list effective October 1, 2026, earning a 15% discount on NFIP flood premiums.

For investors: Gwinnett County rates a step better at class 6, with a 20% discount, but parcels inside the city take the city's class 7. Check a rental's flood zone on FEMA's map before buying, since the discount only trims a premium that may still be required.

What drives rental demand

  • Technology Park Atlanta, planned starting in 1967 as a business campus for high-tech firms in what is now Peachtree Corners, drew early tenants including GE, Scientific Atlanta, now part of Cisco, and Hayes Microcomputer Products.

For investors: The city still builds its technology strategy around Tech Park, and City Hall sits at 310 Technology Parkway. Rentals within a short drive of the park can market directly to people who work on its office campuses and want a brief commute.

  • Curiosity Lab is Peachtree Corners' living laboratory, where companies work with the city to pilot connected mobility, infrastructure, logistics and other emerging technology in real-world conditions within an active community.

For investors: The city presents the lab as a way to attract technology companies and strengthen its business base. Any visiting project staff who rent here would need stays of 31 days or more, since the zoning code treats shorter rentals as a hotel/motel use.

Market note

  • Peachtree Corners residents voted to incorporate on November 8, 2011, creating what the city calls Gwinnett County's 16th and largest city, with 43,059 residents then, and municipal operations began on July 1, 2012.

For investors: As a young city, Peachtree Corners writes its own zoning and property maintenance rules, while Gwinnett levies fire/EMS and police service taxes on city parcels. Check both the city code on Municode and Gwinnett's rules when evaluating a rental.
