Short-term rentals
From October 1, 2026, Irving's yearly short-term rental registration costs $1,000, covering the application and initial inspection, up from $300, and every new or renewing rental must pass inspection.
For investors: Irving's fee more than tripled, so a rental that penciled at $300 a year needs new math. A failed inspection gets one chance to correct; miss it and the address is barred from registering for a year, which can strand a newly bought house.

A new short-term rental in an Irving single-family home or townhome in most residential districts now needs a Conditional Use Permit; registered existing rentals continue as legal nonconforming uses.
For investors: A grandfathered Irving rental keeps that status only while its registration stays current and free of violations; a lapse forces a full CUP application. Since registrations end when ownership changes, ask the city before closing how a sale affects the property's status.

New Irving single-family short-term rentals need on-site parking for four vehicles or one per bedroom, whichever is greater, and the city may deny registration where over 10% of other homes on the blockface hold one.
For investors: On an Irving street that already has a few rentals, the blockface test can block a new registration after you buy. Ask Code Enforcement how many registrations exist on your side of the street, and confirm four legal parking spaces before writing an offer.

An Irving short-term rental registration cannot be transferred to a new owner and expires after one year or when ownership changes; renewals must be filed 30 to 60 days before expiration.
For investors: Treat an Irving purchase as a fresh application with your own hotel tax account number, floor plan and parking site map. Changes in management, ownership or listing platforms must be reported within seven days, so notify the city when switching managers.

Irving requires host or liability insurance covering up to $1 million per occurrence, one lodging agreement at a time in a single-family rental, a smoke detector in each bedroom and a five-pound ABC extinguisher.
For investors: Booking an Irving house room by room is off the table, so price whole-home stays. A carbon monoxide detector is also required outside sleeping areas where there are fuel-burning appliances or an attached garage, and cancelled insurance must be reported within 30 days.
