Short-term rentals
Fort Collins licenses primary short-term rentals, where the owner lives at least nine months a year, and non-primary ones, which its zoning map allows only in areas shaded yellow.
For investors: Green areas on the map allow only primary rentals and uncolored areas allow none, so an investor-owned home needs a yellow parcel. HOA covenants must also allow short stays, and any open or expired building permit on the property has to be cleared first.

A Fort Collins short-term rental license costs a non-refundable $500 paid with the application and $500 to renew by each June 30, unprorated; buildings of three or more units are excluded.
For investors: Because every license renews on June 30 whatever its start date, a license issued in May owes the full $500 again within weeks. A sales and lodging tax license must be approved first, and a late tax return draws a $25 assessment even when no tax is due.

Fort Collins short-term rentals host one party at a time, ADUs cannot be licensed, and off-street parking runs one space for one or two bedrooms, two for three or four, three for five or six.
For investors: Tandem spaces in a driveway or garage count as one. A license does not pass to a buyer, but a new owner can apply in their own name within 30 days of closing, and a legacy license is reissued only at its original scope with current parking met.

Short stays in Fort Collins carry a 3% city lodging tax on top of the 8.30% sales tax, an 11.30% total accommodations rate, up from 11.05% before Larimer County's share rose to 1.05%.
For investors: Booking platforms collect and remit both taxes on their own accounts, but for direct bookings the owner charges tax on the room rate plus any cleaning fee. Most hosts choose annual filing, and a return is still due in a year with no taxable stays.
