General Questions, Answered

Which states are your loans available in?

DSCR loans are available in 40 states and Washington, D.C. Fix and flip, rehab and ground-up construction loans are available in 40 states and Washington, D.C. Properties of 5 to 10 units follow the DSCR map, under the same rules. The full state-by-state list is on the coverage map on the home page.

Can I use these loans for my primary residence?

No. We finance business-purpose loans secured by non-owner-occupied investment property only. They are not for personal, family or household purposes.

How fast can you close?

Our standard timeline is 10 to 14 days from application to funding, with the appraisal ordered on day one.

Can I close in the name of my LLC?

Yes. These are business-purpose loans, and they close in the name of an LLC or corporation.

DSCR
Straight Answers

DSCR Questions, Answered

What's the maximum LTV on a DSCR loan?

Up to 85% on rate-and-term transactions and up to 80% on cash-out refinances. Your exact maximum depends on credit, property type, and the property's cash flow — 5-10-unit and mixed-use properties are priced differently than 1-4-unit homes. You'll see your real number in your quote.

What's the minimum DSCR you'll accept?

Down to 0.00 — a true no-ratio program, not a 0.75x floor dressed up as one. A property that doesn't cover at today's rents can still be structured and priced; that's exactly the kind of deal that gets declined elsewhere, and it's where we start.

Can I finance my closing costs?

Yes — we can stack up to 3 points on top of the LTV, so closing costs ride on the loan instead of coming out of your pocket at the table.

How is the rental income calculated?

Long-term rentals qualify on the appraiser's market-rent analysis or your in-place lease — whichever fits the deal. Short-term rentals (Airbnb/VRBO) can be underwritten to short-term rental income under our STR program instead of being forced onto lower long-term market rent.

How much do I need in reserves?

Between 0 and 6 months of payments depending on the transaction — some deals require none. We'll tell you the exact reserve requirement with your quote so there are no surprises at underwriting.

Do your loans have a prepayment penalty?

Only if you choose one. Prepayment penalties are optional on our DSCR loans — selecting one typically improves your rate, while skipping it keeps you free to sell or refinance whenever you want. You pick the structure that matches your hold period.

Can I close in an LLC?

Yes — these are business-purpose loans and they close in the name of an LLC or corporation. If you don't have an entity set up yet, we'll walk you through it.

Do you finance non-warrantable condos or condotels?

Yes. Investor concentration, HOA litigation, condotel operations — the things that make a condo non-warrantable for conventional financing don't stop us. See our dedicated non-warrantable condo and condotel program for details.

How fast can you actually close?

10 to 14 days from application to funding is our standard timeline, with the appraisal usually the longest single step. If you're up against a hard money maturity date, tell us the date and we work backwards from it.

Investor Refinance
Straight Answers

Investor Refinance Questions, Answered

Do I have to season the property before a cash-out refinance?

No — there is no seasoning requirement on cash-out. We can use the property's current appraised value even if you bought it or finished the rehab recently, which is what makes the BRRRR strategy actually work: refinance at what it's worth now, not what you paid.

What's the maximum LTV on a refinance?

Up to 80% on cash-out and up to 85% on rate-and-term. The exact number depends on credit, property type, and the property's cash flow — you'll see your real maximum in your quote.

My hard money loan is maturing — how fast can you close?

Our standard timeline is 10 to 14 days from application to funding. Tell us your maturity date up front and we work backwards from it — the payoff to your current lender is handled directly through title and escrow at closing.

The property is vacant. Is that a problem?

No — vacant properties are accepted, and so are rural ones. A finished-but-not-yet-rented property can qualify on the appraiser's market-rent analysis rather than an in-place lease.

Do I need tax returns or income documents?

No. The loan qualifies on the property's cash flow — no tax returns, no W2s, no employment verification. If the numbers are tight, no-ratio options are available.

Can I roll the closing costs into the loan?

Yes — we can stack up to 3 points on top of the LTV to finance closing costs, so the refinance doesn't require cash at the table.

Can I refinance a property held in an LLC?

Yes — these are business-purpose loans and they close in the name of an LLC or corporation, which is how most of our investors hold title.

Hard Money Exit
Straight Answers

Hard Money Exit Questions, Answered

My hard money loan matures in three weeks. Can you close in time?

Yes — 10 to 14 days from application to funding is our standard timeline, not a rush job. Tell us the maturity date up front and we work backwards from it, ordering the appraisal on day one.

Can I refinance at the appraised value, or only at what I paid?

The current appraised value. There's no seasoning requirement on cash-out, so if you bought at a discount or forced value with a rehab, the new appraisal is what your loan is sized on — that's what makes the BRRRR model work.

Do I need to season the property first?

No. No seasoning on cash-out means exactly that: you don't have to wait six or twelve months after buying or finishing the rehab before refinancing at the new value.

The property is vacant. Does that disqualify me?

No — vacant properties are accepted. The loan can qualify on the appraiser's market-rent analysis, so you don't need a signed lease before you close.

What if the rehab isn't quite finished?

The DSCR takeout assumes the property is complete and rent-ready. If work remains, talk to us anyway — depending on what's left, we can time the refinance to completion or carry the project with one of our rehab loans first, then take it out.

Will you pay off my hard money lender directly?

Yes — the payoff is handled directly with your current lender through title and escrow at closing, the same as any refinance. You don't have to bridge the gap out of pocket.

Short Term Rental
Straight Answers

Short Term Rental Questions, Answered

How is my Airbnb/VRBO income used to qualify?

Three ways, and we use the one that fits your deal: the appraiser's 1007 rent schedule (long-term market rent), an AirDNA short-term rental analysis, or your actual 12-month booking history. Most loan programs only allow the first — we can underwrite to the STR numbers when they're stronger.

What's the maximum LTV on a short-term rental?

Up to 80% of the property's value, depending on credit and the property's cash flow. You'll see your exact maximum in your quote.

What credit score and reserves do I need?

A 640 minimum credit score, 20% down on a purchase, and about 3 months of reserves. We'll confirm your exact requirements with your quote.

Do you finance condotels and condo-hotels?

Yes — condotels and non-warrantable condos are exactly the kind of property conventional programs decline and we finance. See our dedicated non-warrantable condo and condotel program for the details.

Can I cash-out refinance my short-term rental without seasoning?

Yes — no seasoning on cash-out. If you've renovated and the property appraises higher, we can refinance at the new value right away.

Do I need a track record as a host?

No. First-time short-term-rental investors are fine — the deal is underwritten on the property and its income potential, not your hosting history.

Non-Warrantable Condo
Straight Answers

Non-Warrantable Condo Questions, Answered

How do I know if my condo is warrantable?

Warrantable means the building passes the agencies' (Fannie Mae/Freddie Mac) project review: enough owner-occupants, no disqualifying litigation, healthy HOA budget and reserves, limited commercial space, no hotel-style operations. Fail any one test and conventional programs decline the unit — often late in escrow. With us the building doesn't need to pass, so you don't need to know in advance: we review the project as part of the deal.

Can you finance a unit if the HOA is in litigation?

Pending litigation is one of the most common reasons a condo fails warrantability, and it doesn't automatically stop us. We look at what the case is actually about rather than auto-declining, and price the deal on its merits — bring us the details.

What if the building is mostly investor-owned?

That's investor concentration — the single most common warrantability failure — and it's exactly what this program exists for. A building full of renters doesn't disqualify your unit with us.

Can you finance condotels in my state?

Condotels are eligible in every state where our DSCR loans are available. Tell us the state when you apply — or call us at 650-200-2304 — and we'll confirm on the spot.

Will you use the rental income to qualify me?

Yes — that's the whole model. These are DSCR loans: the property's rental income carries the qualification, not your tax returns. For condotels and short-term-rental buildings, our STR program can underwrite to short-term rental income.

Do I need the HOA to fill out a condo questionnaire?

No — the full HOA questionnaire can be waived. That removes the slowest, most decline-prone step of a condo loan: waiting on the management company to return a form whose answers get the file auto-declined elsewhere.

How long does it take?

10 to 14 days from application to funding is our standard timeline. Condo projects that need extra review are priced and reviewed up front, not discovered in week three.
