Short-term rentals
Augusta's lodging tax rose from 6% to 8% after 2025 approvals by the Georgia General Assembly and local ordinance, with collections at the higher rate starting October 1, 2025.
For investors: Nightly pricing models built on Augusta's old 6% rate now understate the guest's tax by two points. Code copies and state tables that still show 6% predate the change, so quote guests from the current 8% rate.

Augusta's monthly hotel-motel tax return, revised in October 2025, applies an 8% tax to taxable room sales, credits on-time filers 3% of the tax, and is due by the 20th of each month.
For investors: Treat the 20th as a hard date for an Augusta rental: a late return forfeits the 3% credit. A Masters-week booking can make April's return the largest of the year, so set the cash aside when guests pay rather than when the return is due.

Augusta's September 22, 2026 draft zoning rewrite would require a zoning compliance permit and registration with Augusta for each short-term rental, listing the use only in agricultural, neighborhood center, medical mixed-use and downtown districts.
For investors: If adopted as drafted, houses in Augusta's suburban and neighborhood residential districts would not be eligible for short-term rental use, Masters week included. Check the parcel's proposed district and the final text before paying a premium for tournament income.
