Short-term rentals
Every Garland short-term rental must register with Code Compliance, pay a $500 yearly license fee and pass a full inspection before the permit issues and again at each annual renewal.
For investors: Book the Garland inspection right after closing and before accepting reservations, because the permit will not issue until it passes. The $500 fee and the inspection both repeat every year, so keep a small repair reserve for items the inspector flags.

Since September 2, 2025, Garland short-term rentals need a 48-hour minimum stay, liability coverage of at least $250,000 per person and $1,000,000 per event, and on-site guest parking, with no street parking.
For investors: The two-night floor rules out one-night stopovers, so model Garland occupancy on weekend and weekly stays. Ask your insurer for a rental policy naming both liability limits, and count driveway spaces before buying, since guests cannot spill onto the street.

Garland STR owners must mail adjoining owners, including those across a street or alley, a yearly notice, keep a working landline at the property, and post a registration placard within five feet of the entrance.
For investors: Proof of notice means certified mail receipts or USPS tracking with visible addresses, so budget postage for every neighbor each year. The landline is a recurring monthly cost, and its number must match Code Compliance records and be posted by the front door.
