Short-term rentals
Kansas City requires every short-term rental, meaning any stay under 30 consecutive days, to be registered and pass a city inspection before operating, and the registration number must appear on every listing.
For investors: Budget lead time before the first booking: after filing in CompassKC, staff usually call within 7 to 10 business days to set the inspection. Advertising before the number is issued is itself a violation, and booking platforms may not take payment for unregistered units.

Kansas City allows Resident short-term rentals, whose registrant lives on the parcel 270 days a year, in R districts; Non-Resident rentals are barred from all R districts and allowed in AG-R, B, D and M1.
For investors: An investor buying a house to rent by the night needs AG-R, B, D or M1 zoning, or an MPD or UR plan that is not purely residential. Check the parcel on the city's Parcel Viewer before writing an offer, not after closing.

For Non-Resident rentals, a one- or two-unit building must sit 1,000 feet from the nearest registered one, a building of three or more units closes at 12.5% registered, and incentivized properties are barred.
For investors: Ask the seller about any tax abatement, TIF or Port KC incentive, since it blocks Non-Resident registration while the incentive runs. Type 2 rentals permitted under the city's pre-2023 zoning rules stay exempt from these limits only until that approval lapses or is revoked.

Kansas City's November 2025 short-term rental code charges $200 a year to register, caps guests at two per rented bedroom plus one, eight at most, and voids a registration when ownership changes.
For investors: A buyer cannot take over the seller's registration, so plan for a new application, fee and inspection after closing. The code also allows 90-day major event registrations, which the city opened for May 3 to July 31, 2026 at $50.
Each Kansas City short-term rental needs its own city tax account, a clearance letter at every registration, and quarterly returns for the 7.5% accommodation tax and $3 room night fee voters approved in 2023.
For investors: Open the account on Form RD-100 through QuickTax first; at renewal the clearance letter must be dated within 30 days of the application. File RD-306 even when a booking platform collected the tax, since any unpaid quarter blocks the clearance letter.
