Rental registration and inspection
Aurora requires every landlord to hold a city rental license, and all rental properties in the city are subject to an annual inspection by the Division of Property Standards.
For investors: Count the license and a yearly walkthrough as fixed costs on any Aurora rental, condos and townhomes included. Line up repairs before the inspector's visit, because failed items bring paid reinspections and no operating license issues while those fees are unpaid.

Aurora's rental licensing year ends August 31; renewals are due by that date, and a late renewal costs $80, rising to $160 once it is more than 30 days past due.
For investors: The August 31 date applies no matter when you closed, so a summer purchase can bring a renewal notice weeks after the first license. Late charges are assessed per building, or per zoning lot when one- and two-unit buildings share a lot.

Any Aurora property not occupied by its legal owner must be registered, even one rented to a relative; registration fees start at $90 per property and rise with the number of rental units.
For investors: Renting to relatives gets no pass in Aurora: tenants 18 or older still need a statewide or nationwide criminal background check, with proof shown at each inspection. The fee also scales with unit count, so budget more than $90 for a duplex or fourplex.
