Short-term rentals
Irvine Zoning Code Chapter 3-25 bars short-term rentals, meaning stays of 30 consecutive days or less in all or part of a home, in every zone allowing housing, and bars advertising them.
For investors: The ban covers a single rented bedroom as well as a whole condo, so an Irvine purchase near UC Irvine or the Spectrum must work on stays longer than 30 days. The city also points neighbors to HOA CC&Rs for added enforcement.

Irvine Code Enforcement can issue a $1,500 administrative fine for each day an illegal short-term rental continues, may pursue misdemeanor charges, and uses the monitoring firm RentalScape to find listings.
For investors: Daily fines make an Irvine test listing costly fast: thirty days of violations could reach $45,000 before any court case. Because a vendor scans booking sites for the city, assume any ad for a nightly or weekly rate will surface.

Irvine's code forbids hosting platforms from completing short-term rental bookings in the city and requires them to report each listing's host, address, length of stay and quoted price within 30 days.
For investors: Since the platforms themselves must share host details with Irvine, an operator cannot hide behind a listing site. Treat any nightly-stay income a seller shows for an Irvine home as unusable, and size the purchase on long-term lease rent.
