Short-term rentals
Any Alexandria property used as a short-term rental for more than 10 days a year needs a Planning and Zoning permit: $350 a year if the owner lives elsewhere, $100 if owner-occupied.
For investors: An investor who does not live in the home pays the $350 tier every year. The permit replaced the old registration system and staff have been issuing permits in small batches, so get the seller's permit status in writing before closing.

Alexandria short-term rentals need 0.75 parking spaces per bedroom, or 0.25 inside the enhanced transit area, and the applicant must send certified-mail notice to every abutting property once the application is complete.
For investors: A three-bedroom outside the transit area needs two spaces, since fractions under one-half round down. With no spaces on the lot, an operator may count up to two on-street spaces or a nearby parking agreement, and neighbors receive the operator's contact details.

Running an Alexandria short-term rental without a permit brings a $200 citation, then $500 every 10 days until an application is filed; in residential zones, parties above maximum occupancy are not allowed.
For investors: An unpermitted listing can pile up citations quickly, so do not keep a seller's bookings live after closing without your own permit. In residential zones, build revenue around ordinary stays, since event bookings above the occupancy limit are off the table.

Alexandria taxes short-term stays at 6.5% of the room charge plus $1.25 per room per night; returns are due the last day of the following month, and hosts register yearly with the Finance Department.
For investors: The 3% state transient occupancy tax brings the combined rate to 9.5% plus the nightly fee. Booking platforms must also send Finance a monthly report listing each property address and its gross receipts, so the city sees which homes are booking.
